Elastomeric & silicone finish coats

The finish coat is the layer the weather sees. Acrylic covers most sound roofs, silicone is the one made for areas where water stands, and the solvent-based film is there when the specification calls for one. All of it is Sherwin-Williams Uniflex, stocked in 5-gallon pails, with drums and totes quoted for larger jobs.

Why this range

  • Restoration instead of tear-off

Applied over a sound, dry roof, a restoration system adds 10 to 15 years of service life, and the existing roof stays where it is. The building keeps working while the crew coats it.

  • One continuous film

A fluid-applied coat crosses the field, the seams, the fastener rows and the curbs in the same pass, once those details have been reinforced. Nothing on the roof is left out of the top layer.

  • The right build-up for each roof

Acrylic, silicone and solvent-based finish coats each go over their own build-up. The acrylics sit on a primer and base coat chosen by roof type; Silicone44 takes no base coat at all. We read the roof against the data sheets before anything is quoted.

  • Color, including matched color

White, black, adobe light tan and sedona tan are catalog colors. Accent, deep and pastel tint bases are tinted with the manufacturer colorant system for a matched or shaded roof.

Where it's used

  • Metal roofs

Standing-seam and screw-down panel roofs, once the fastener rows and seams have been detailed and every rusted area has taken its primer.

  • Aged single-ply membranes

Weathered EPDM, TPO, PVC and Hypalon. Acrylics go over the single-ply base coat, with the wash primer first on EPDM only; Silicone44 goes over EPDM, TPO and PVC with no base coat. Hypalon takes the acrylic route.

  • Smooth BUR and modified bitumen

Built-up roofs, APP and SBS modified bitumen and granular cap sheets that are structurally fine but have lost their surfacing.

  • Sprayed polyurethane foam

SPF roofs at their recoat interval, where the coating is the wear layer and the foam under it is intact.

  • Concrete decks and parapets

Cured concrete roof decks and the parapet walls around them: primed with the acrylic concrete primer under an acrylic finish, or coated with Silicone44 directly once the concrete is clean and cured.

How to choose

  1. Acrylic or silicone?

Acrylic is the general-purpose finish coat across metal, foam, concrete, smooth BUR, modified bitumen, cap sheets and single-ply membranes, over the base coat each one takes. Silicone44 goes on with no base coat over metal, EPDM, TPO, PVC, asphaltic roofs, foam, cured concrete and sound old coatings, and it is the one made for standing water. Hypalon stays acrylic.

  2. Premium or commercial grade?

KST041300 is the premium white acrylic and KST041500 is the commercial grade white, both in 5-gallon pails, 55-gallon drums and 275-gallon totes across the same substrates. The manufacturer product data sheet states how the two differ, and the quote prices whichever the specification names.

  3. Water-based or solvent-based?

The acrylic elastomerics are water-based and must not freeze in transit or storage. KST042100 is the solvent-based thermoplastic rubber white, and solvent-based material moves as regulated freight, which the quote prices.

  4. Pail, drum or tote?

Everything here comes in 5-gallon pails. KST041300 and KST041500 also come in drums and totes; the silicone white, the black, both tans and the solvent-based white come in drums, and the solvent-based white in an ordered-in tote. We hold the gray silicone in pails; the manufacturer also makes it in a drum. The tint bases are pail only.

Questions

Can the finish coat go straight onto the roof?

Only where the roof is clean, dry and sound and the data sheet lists that substrate for direct application. Under an acrylic finish most roofs take something first: the single-ply base coat on EPDM, TPO and Hypalon (EPDM washed with the wash primer before it), a metal primer on rusted or factory-finished panels, a modified bitumen base coat on cap sheets. Silicone44 takes no base coat; it needs a primer only on rusted metal, on EPDM, and on asphalt that may bleed through.

Does silicone fix ponding water?

No coating fixes drainage. Silicone44 is the Uniflex coating made for areas where water stands, but Uniflex's silicone specifications still expect at least 1/4 in per ft of slope and working drains, and water that stands for long means more inspection, cleaning and recoating over the years.

How many gallons will my roof take?

The manufacturer product data sheet states the coverage rate and the film build for each product and each substrate. Send the square footage, the roof type and the condition, and the quote works the material out for your roof instead of a nominal one.

Do you handle the system warranty?

No. Sherwin-Williams issues its system warranties through its own authorized contractors, under its own terms. We supply the materials. If the project is chasing a system warranty, say so at quote time so the material list matches what that specification calls for.

Can I get a color to match the building?

That is what the tint bases are for. Accent, deep and pastel bases take the manufacturer colorant system only; ask on the quote how tinting is handled for your order. Catalog colors are white, black, adobe light tan and sedona tan.

How do I order, and when does it ship?

Send the part numbers, quantities, site ZIP and your dates through the quote form. Every price is quoted per project. Stocked material ships in 1 to 3 business days; anything not on the shelf is ordered in and runs 1 to 2 weeks. Drums and totes go by freight, with a lift-gate where there is no dock, and the freight is quoted with the order.

About this collection

A roof restoration system is three decisions stacked on each other: what the substrate needs underneath, what reinforces the details, and what the weather sees on top. This collection is the top layer. All of it is Sherwin-Williams Uniflex, held in stock in the pack sizes coating contractors actually buy, and sold with the price quoted against the roof rather than printed on a shelf tag.

Most projects start with one of four. KST041300 is the premium white acrylic elastomeric, listed for metal, sprayed polyurethane foam, concrete, smooth BUR, modified bitumen, granular cap sheets, EPDM and Hypalon, in pails, drums and totes. KST041500 is the commercial grade white across the same substrate list and the same three pack sizes. Silicone44 KST044300 is the white silicone rubber coating: it goes on with no base coat over metal, EPDM, TPO, PVC, smooth BUR, modified bitumen, cap sheets, foam, cured concrete and sound acrylic, silicone or urethane coatings, and it is the Uniflex coating made for areas where water stands. KST042100 is the solvent-based thermoplastic rubber white, in pails and drums.

Color is the other axis. KST041325 is black, KST04130T is adobe light tan and KST41300T is sedona tan, all premium acrylic in pails and drums. Silicone44 KST044320 is the gray silicone, held in 5-gallon pails. For a matched or shaded roof, the tint bases KST04130A (accent), KST04130D (deep) and KST04130P (pastel) are tinted with the manufacturer colorant system.

A finish coat is only as good as what is under it, and the build-up depends on the finish. Under an acrylic, prime and base-coat the substrate from Base coats & primers. Under Silicone44 there is no base coat: rusted metal takes the rust-inhibitive primer, EPDM the wash primer, and asphalt that may bleed through takes Uniflex’s Bleed Blocker Primer, which we do not stock, so ask for it on the quote; every silicone job gets an adhesion test. Reinforce the seams, fastener rows and flashings with Reinforcing fabrics & seam tapes, and close the splits, blisters and low spots first with Patch & repair. Then send the roof type, the square footage, the site ZIP and your dates through the quote form, and we price it with the freight.
