The arithmetic
Restore or replace, side by side
Typical installed ranges drawn from published industry figures, not a quote. The roof's condition, how much wet insulation has to come out, access and region move the number; the cost calculator runs both over your roof's area.
Restore
- Typical installed cost
- Typically runs $3.50 to $7 per sq ft installed; acrylic systems sit toward the low end, silicone toward the high end
- The existing roof
- Stays in place; only the sections found wet are cut out and replaced
- The building in use
- Stays open while the coating goes on
- Wet insulation
- Found and confirmed with cores first, then cut out and replaced before any coating goes on
- When it is the right call
- The deck is sound, the membrane is largely intact, and the wet areas are few enough to cut out and replace
Tear off and replace
- Typical installed cost
- Typically runs $10 to $18 per sq ft installed; in Florida the wind code keeps it in the upper half of that range
- The existing roof
- Comes off, every layer, down to the deck
- The building in use
- Sections are opened to the weather as the old roof comes off
- Wet insulation
- Comes off with the rest of the roof, wet or dry
- When it is the right call
- Wet insulation runs across a large share of the roof, the membrane has failed through the field, or the deck is not sound (the building's engineer decides that)
Restore, not replace
A new surface over the roof that is already there
Many low-slope roofs are torn off while the deck and insulation under them are still sound. A fluid-applied system goes over the existing roof instead and bonds to it as one continuous surface, with no laps in it. Applied over a sound, dry roof, a restoration system adds 10 to 15 years of service life.
- Seams, fastener heads, curbs and penetrations detailed first, then the whole field coated
- A lightweight system: ounces per square foot rather than pounds
- White finish coats reflect sunlight and keep the roof surface cooler
- What it does not do: replace a deck, dry out wet insulation or put slope on a roof that never had any
By roof type
The right system for each roof
What the roof is made of decides the preparation and the primer; how it drains decides the coating. Where the roof drains, an acrylic system: a base coat chosen for the substrate, then the finish coat. Where water stands, Silicone44 KST044300 (white) or KST044320 (gray), with no acrylic base coat under it on any roof. On every roof, an adhesion test patch settles whether the system holds.
- Metal: fasteners tightened, open laps fastened, rusted areas primed with KST034520 and laps striped; then the acrylic base and finish coats, or Silicone44 across the field
- EPDM: the wash primer KST038620, rinsed and dry; then the single-ply base coat KST041321 and an acrylic finish, or Silicone44 directly
- TPO, PVC and Hypalon: a pressure wash, then KST041321 and an acrylic finish. Weathered TPO and PVC also take Silicone44 directly after an adhesion test; Hypalon that holds water, ask us
- Built-up and modified bitumen: the MB base coat and an acrylic finish, or Silicone44 directly; newer asphalt takes Uniflex's Bleed Blocker Primer first, which we do not stock: ask us
- Spray foam and concrete: Silicone44 directly on sound foam or clean, cured concrete; under an acrylic finish, a base coat on foam, and the concrete primer and a base coat on concrete
- Silicone44 is made for areas where water stands, but it does not fix drainage: the roof still needs slope and working drains, and standing water means more upkeep over the years

Before you budget
Find out what is under the membrane: start with a scan
On an evening after a sunny day, once the sun has set, a drone flies a thermal camera over a commercial low-slope roof: wet insulation holds the day's heat longer than dry insulation, so it shows up warmer. You get a map with every area that looks wet outlined and measured in square feet, video from the flight and a written assessment. We fly only with the owner's go-ahead.
- A screening read, not a diagnosis: the scan marks suspects; the cores confirm them
- Suits insulated roofs under a membrane; ballasted, heavy-gravel, metal panel and white-coated roofs are surveyed another way

Guides
Read before you price the job
Whether a roof can be restored, how wet insulation is found and where infrared falls short, what a coating costs per square foot, which system goes over which roof, silicone or acrylic, and how much material to order.
- Restore or replace: how to tell whether a roof can be coated
What makes a low-slope roof a candidate for a fluid-applied restoration, what rules it out, and the survey, cores and test patch that settle it.
- Infrared roof moisture survey: how it works, and when it does not

An infrared roof moisture survey sees temperature, not water: here is what it needs, which roofs it suits, what the report shows and why cores confirm it.
- What a commercial roof coating costs per square foot
Here is what a coating restoration typically costs per square foot installed, the seven things that move the number, and how to firm it up before anyone bids.
- Which coating system goes over which roof
The acrylic and the silicone build-up for each roof: metal, EPDM, TPO, PVC, Hypalon, BUR, cap sheet, foam and concrete, with the part numbers.
- Silicone vs acrylic roof coatings: let the drainage decide
Acrylic where the roof drains, silicone where water stands: a side-by-side on ponding, sun, dirt, film build, recoating and cost, and what each commits you to.

Area to squares, an allowance for texture and waste, the data-sheet rate per square per coat, round up to pails and drums, then count the detail materials.
